What is an asset utilization loan?

An asset utilization loan (sometimes called asset depletion or asset qualifier) lets you qualify for a mortgage based on your liquid assets rather than your income. The investor takes your eligible balances, such as bank, brokerage and retirement accounts, and converts them into a qualifying figure using its own formula. You don't have to sell anything or start withdrawing to qualify. At Waymaker Mortgage Company, the minimum credit score is 620.

Key takeaways

An asset utilization loan qualifies you from liquid assets rather than income.
Minimum credit score is 620.
Eligible balances (cash, brokerage and often retirement accounts) are converted into a qualifying figure using the investor's formula.
You don't have to sell investments or start withdrawals to qualify.
It fits retirees, early retirees, people with sale proceeds or an inheritance, and others with strong savings but low income on paper.
Formulas and requirements vary by investor, so matching your file to the right one matters.

You did the hard part. You saved, you invested, you built real wealth. Then you apply for a mortgage and the first thing anyone asks for is a pay stub. If your money lives in accounts instead of a monthly paycheck, an asset utilization loan lets those accounts do the qualifying. I'm Scottie Campbell, Mortgage Advisor and owner of Waymaker Mortgage Company, and I've been helping people with files like yours since 2003.

When Your Wealth Is in Accounts, Not Paychecks

Traditional mortgages are built around income. That works fine for a W-2 employee with a steady salary. It doesn't work well for someone who has substantial savings but little or irregular income on paper.

An asset utilization loan flips the question. Instead of asking what you earn each month, the investor asks what you have. Your liquid assets are used to show you can carry the payment.

What that means for you is that the money you've already built can qualify you, without forcing you to show a job or a pension that doesn't exist.

How Assets Become Qualifying Power

Each investor has its own method, but the general idea is the same:

  1. Add up eligible assets: checking, savings, money market, brokerage and often retirement accounts
  2. Adjust for the type of account: cash usually counts in full, while investment and retirement balances are often counted at a discount to allow for market swings, taxes or penalties
  3. Subtract what's needed to close: your down payment, closing costs and required reserves come off the top
  4. Convert the rest into a qualifying figure: the investor spreads the remaining balance over a set period to create an amount used like monthly income

You keep your accounts invested. Nobody is asking you to cash out a portfolio to buy a house. The statements are simply used to show strength.

Who This Loan Fits

I see asset utilization work well for people in Georgetown, TX and across Texas, Florida, Pennsylvania and Ohio who look like this:

  • Retirees who haven't started drawing Social Security or retirement distributions yet
  • Early retirees living off savings and investments
  • People who sold a business or property and have the proceeds sitting in accounts
  • Heirs who received an inheritance but have modest earned income
  • High-net-worth professionals taking a sabbatical or career break
  • Self-employed borrowers whose tax returns understate what they really have

How It Compares to Other Non-QM Options

Asset utilizationBank statementNo-income
Qualifies onLiquid assetsBusiness or personal depositsCredit, down payment and reserves
Needs steady depositsNoYesNo
Income calculatedYes, from assetsYes, from depositsNo
Best forLarge savings, low incomeSteady self-employed cash flowStrong credit and equity, income left off entirely

Quite frankly, these three get confused a lot. The right choice depends on where your money sits and how it moves. I run the options side by side so you can see which one actually fits.

What You'll Need

  • Credit score of 620 or higher
  • Recent statements for every account you want counted, usually covering a couple of months or more
  • Proof the funds are yours: accounts in your name, with large recent deposits explained
  • Down payment and closing funds, which are set aside before the qualifying figure is calculated
  • Property information for the home you're buying or refinancing

Down payment, reserve requirements and the exact formula vary by investor. Because I work with multiple investor partners, I can take your file to the one whose method treats your assets most fairly.

Purchase or Refinance

Asset utilization works for buying a home and for refinancing one you already own. Depending on the investor, it can be used on primary residences, second homes and investment property. I'll confirm what applies to your situation before we start.

My Approach

Every file starts with a Mortgage Action Plan. I look at your accounts, your goals and how long you plan to own the home, then I run a Total Cost Analysis so you see the full picture over time, not just the first payment. Once the file is ready, I pre-underwrite as much as possible for a Greenlight Approval so your offer carries real weight with a seller.

Frequently asked questions

What credit score do I need for an asset utilization loan?

The minimum is 620. A higher score can open up more options with some investors, and I'll review your full credit picture when we talk.

Which assets count?

Usually checking, savings, money market and brokerage accounts, and often retirement accounts. Investment and retirement balances are commonly counted at a discount. Real estate equity and business assets usually don't count. The exact rules depend on the investor.

Do I have to sell my investments or start taking withdrawals?

No. Your statements are used to show the strength of your assets. You can keep everything invested.

Can I combine assets with income I do have?

Often, yes. If you have some income, such as a pension, rental income or part-time work, many investors let you add it to the figure created from your assets. I'll show you how it adds up.

Is this the same as a no-income loan?

No. A no-income loan doesn't calculate income at all. An asset utilization loan does calculate a qualifying figure, it just builds it from your assets. Which one fits better depends on your credit, savings and goals.

What will my rate be?

Your rate depends on your scenario and the day's market. Reach out and I'll price it for real.
