How does an FHA 203(k) purchase loan work?
An FHA 203(k) purchase loan is an FHA-insured mortgage that covers the purchase price of a home plus the cost of repairs, based on the home's value after the work is done. You need a licensed contractor's bid before closing. At closing, the repair money goes into an escrow account and is paid out to the contractor as the work is completed. The minimum credit score is 500, with 10% down from 500 to 579 and 3.5% down at 580 and above. The home must be your primary residence.
Key takeaways
The house that needs a little love is often the one you can actually afford. The problem is that most buyers can't pay for a home and a renovation at the same time. An FHA 203(k) purchase loan fixes that. You buy the home and finance the repairs in one mortgage, with the flexible credit and low down payment FHA is known for. I've helped families do this, and I've bought fixers as an investor myself, so I know where the surprises hide.
Why Buyers Use the 203(k)
When the market is tight, move-in ready homes draw the crowds. The house with the old roof, the worn-out floors or the kitchen from another decade often sits longer. Sometimes it can't even qualify for a regular FHA loan because of its condition.
The FHA 203(k) lets you buy that house and fix it with one loan. What that means for you is more homes to choose from, less competition, and a finished home that fits how you live, without draining every dollar you've saved.
Credit and Down Payment
The FHA 203(k) follows FHA's credit rules, which are some of the most flexible out there:
- Credit score 580 or higher: 3.5% down.
- Credit score 500 to 579: 10% down.
- Down payment assistance: SmartBuy DPA works with the FHA 203(k) Limited, and some state and local programs allow renovation loans too.
DPA availability depends on property location, income limits and loan type, and eligibility is confirmed program by program. I'll check every program your purchase could qualify for.
If your credit has taken some hits, you won't get judged here. It's never a no. It's always a how.
Limited vs. Standard: Two Sizes of Project
There are two versions of the 203(k), and the scope of your project decides which one fits.
| 203(k) Limited | 203(k) Standard | |
|---|---|---|
| Best for | Smaller, non-structural updates | Larger projects, including structural work |
| Examples | Flooring, paint, appliances, HVAC, roof, windows | Additions, foundation repair, major layout changes |
| HUD consultant | Not required | Required |
| Paperwork | Lighter | More detailed plans and inspections |
I kinda like the Limited for buyers who want to refresh a solid house, because it keeps things simple. When the project is bigger or touches the structure, the Standard is the right tool.
What a 203(k) Can and Can't Pay For
Usually allowed:
- Roof, gutters and siding
- HVAC, plumbing and electrical updates
- Kitchen and bathroom remodels
- Flooring, paint and energy-efficient improvements
- Accessibility changes
- Health and safety repairs
Not allowed:
- Luxury items like a new swimming pool or outdoor kitchen
- Work done by you instead of a contractor (in most cases)
If your wish list includes upgrades the 203(k) won't cover, look at the HomeStyle Purchase loan.
The Process, Start to Finish
- Greenlight Approval. We pre-underwrite your file up front so you know your numbers and your offer is taken seriously.
- Find the home. Make your offer with your agent, ideally with time built in for contractor bids.
- Contractor bid. Your contractor writes a detailed bid. On a Standard, a HUD consultant also reviews the project.
- Appraisal. The appraiser values the home as it will be once the work is done.
- Closing. You buy the home. The repair funds go into escrow.
- Renovation. Your contractor works and gets paid in draws after inspections.

Why Waymaker Mortgage Company for a 203(k)
Plenty of lenders say they offer 203(k) loans and then make you feel like a burden. Here's how I do it differently:
- Multiple investor partners. If one investor's 203(k) guidelines don't fit your house or your file, I take it to one that does. A bank has one desk and one set of rules.
- Total Cost Analysis. We'll weigh the fixer against a move-in ready home on the total cost over the time you plan to own it.
- I've been there. As an investor, I can help you spot which repairs add value in Georgetown, TX and which ones are nice but not needed.
As for rates: Your rate depends on your scenario and the day's market. Reach out and I'll price it for real.

Frequently asked questions
What is the minimum credit score for an FHA 203(k) purchase?
500. From 500 to 579 you'll need 10% down. At 580 and above, the down payment is 3.5%. I look at your full picture, not just the score.
Can I use down payment assistance with a 203(k)?
Yes, in some cases. SmartBuy DPA works with the FHA 203(k) Limited, and certain state and local programs allow renovation loans. Availability depends on property location, income limits and loan type, and eligibility is confirmed per program.
What's the difference between the 203(k) Limited and Standard?
The Limited is for smaller, non-structural projects like flooring, paint, HVAC or a roof, and doesn't require a HUD consultant. The Standard is for larger projects or structural work and does require a HUD consultant to review the plans and inspect the work.
Can I buy an investment property with a 203(k)?
No. The FHA 203(k) is for a home you'll live in as your primary residence. If you're buying a property to rent out or as a second home, the Fannie Mae HomeStyle may be the better fit.
Will a 203(k) make my offer weaker?
It can add some time for bids and the appraisal, so we plan for that in the contract. A Greenlight Approval helps a lot, because your file is pre-underwritten before you ever make an offer.
Where do I live while the work is being done?
That depends on the project. Smaller jobs often let you move in right away. For larger work, you may need to stay elsewhere for a while. We'll talk through the timeline with your contractor before closing.
